Dascomb Road Project Developer Launches New Website

After taking their website down, and being dormant for nearly six months, Lupoli Companies launched a new website for the Dascomb Road Project on October 31.

The new site reflects the revised scope of the development, and indicates that Lupoli Companies will be pursuing a PUD warrant article for the 146 Dascomb Road parcel at the January 29 town meeting to support the inclusion of 55+ housing in the project. This represents a shift from the ID3 warrant article that was presented at the last town meeting.

A few quick takeaways:

  • A traffic study performed by TEC, Inc. has been posted, with an indication that it will be submitted to the Town of Andover for a third party peer review. Richard Friberg, a member of the TEC leadership team, has represented Lupoli Companies at several community and board meetings in Andover. I’ll try to include a separate and more detailed post on the study in the near future, as reports estimate the development adding 10,000 cars daily to the area.
  • The developer is strongly advocating for a housing component, citing that it will lead to less traffic and fewer parking spaces, while attracting premium retailers and restauranteurs.
  • A FAQ section has been created, where the developer clearly indicates they will pursue an 800,00SF commercial/retail use project if they are not granted the PUD at town meeting. 
  • The video rendering that Sal Lupoli showed at the August 28 Board of Selectmen meeting is not posted to the site, nor is any of his presentation.
  • The events Lupoli Companies are hosting on the proposed development are now listed under the Events tab.

The site provides very basic information for residents, as well as potential commercial, retail, and restaurant tenants. The content clearly states a shift away from the previous restricted housing proposal, as all housing will be now be 55+.

Additionally, the project’s social media presence, also dormant for a period of about six months, is starting to come back to life, touting the development as a “project that gives back.”

With the absence of the video, there are no renderings of the project available to download and compare to the previous proposals at this time. Recall that previous renderings included soccer fields that were not included in the video Lupoli showed at the BOS meeting.

I will periodically monitor the site and post any updated content. Again, this site was created to be a source of additional information on the project for residents of Andover who will be asked to vote on the PUD proposal in January.
