The developer has indicated a large footprint for this development including the following:

Total Sq. Feet: 645,000

Office Space: 200,000 (32%)

Residential (no restrictions): 140,000 (22%)

Retail/Restaurant: 120,000 (18%)

Boutique Hotel: 80,000 (12%)

Residential (55+): 65,000 (10%)

Fitness: 30,000 (4%)

Community Space: 10,000 (2%)

Total number of buildings is to be determined.

Parking is to be 300 above ground spots and 900 below ground for a total of 1200 parking spots in the development.

Buildings cannot be more than 50 feet high or 4 stories (does this include cell and other antennas?)

 

The developer indicates that there will be 225 residential units of which 75 will be restricted to 55+ where at least one resident must be 55+ and all residents must be 18+.  The other 150 residential units will be 1 bedroom and Studios and they are trying to attract young professionals to fill these units.

The developer has also added the restriction that all non-age restricted apartments will have a maximum size of 975 sq. ft.  With 65,000 sq. ft. dedicated to Age Restricted apartments, the average size for 75 of them would be approximately 867 sq. ft.

The non-age restricted apartments, assuming the sq. ft. of 140,000 dedicated to this area indicates that those apartments would be around 933 sq. ft. for 150 units.

 

Points to Consider:

The developer indicates that he will enforce 33% for 55+ but the Warrant article only requires 25%.  Note: this was going to be amended but we don’t see that in the currently published document from the town.

The hotel is indicated as a 100 room hotel but the developer’s website says 100-125.

 

Questions:

The 55+ is not indicated to be just 1 bedroom and studios.  What will the size of these apartments be (how many bedrooms) ?

What will the total number of buildings be in this development?  

What happens to the existing cell tower and antennas?  Will these go on top of the new buildings?

How close to the freeway will the buildings be?

How close to Dascomb Road will the buildings be?

How much light will this development generate?  There will be a glow visible to surrounding neighborhoods.

How much sound will this development generate?

 

Developer Commitments

The developer has indicated a willingness to be audited for compliance with the stipulations on the warrant articles. (Sanborn meeting 4/8).
